DC rent registry walkthrough: which RAD form to file, exemption rules, how to submit, and what changes trigger a re-filing.

Frequently asked questions

How do I file the DC rent registry in 2026?

Every DC rental unit must be registered with the Rental Accommodations Division (RAD) using either Form RAD-1 (rent-controlled units) or Form RAD-2 (exemption claim). Filings are free and submitted through the DLCP rent registry portal. Most small landlords are exempt and file RAD-2 once at licensing and again only when an exemption fact changes.

Is there a fee to file RAD?

No. Both RAD-1 and RAD-2 filings are free at DLCP.

What happens if I skip the rent registry?

DLCP will hold your BBL. Inspectors and licensing reviewers check the registry as part of the BBL workflow.

Do I file again every renewal?

Only if facts changed. The filing itself is persistent, but you should confirm the record at every two-year BBL renewal.
